Bermuda grass versus Zoysia grass comparison

Published January 14, 2024

Choosing between Bermuda and Zoysia grass is one of the most common decisions Tennessee homeowners face. Both are warm-season grasses that do well in our climate, but they have distinct differences in appearance, maintenance, and performance. Here's an honest comparison from the team at Tri-Turf Sod Farms to help you decide.

Bermuda Varieties We Grow

Tri-Turf grows three premium Bermuda varieties on our 1,200-acre Paris, TN farm:

  • Tifway 419 — The industry standard for sports turf and high-traffic residential lawns. Dense, dark green, excellent wear tolerance.
  • Latitude 36 — Developed for the transition zone with extended cold tolerance. Fine texture, excellent density. Handles Tennessee winters well.
  • NorthBridge — Fast establishing, excellent density, and strong cold tolerance. A great all-around choice for Tennessee lawns.

Zoysia Varieties We Grow

Our Zoysia selection covers a range of shade tolerances and textures:

  • Meyer Z-52 — The classic cold-hardy zoysia. Dense turf with excellent wear tolerance. A proven performer in Tennessee for decades.
  • Geo Zoysia — Fine-bladed with outstanding shade tolerance. The best choice if your yard has trees.
  • Innovation Zoysia — Improved density and color with good traffic recovery. Great transition zone performance.

Choose Bermuda If...

  • Your yard gets full sun all day
  • You have kids or pets that are hard on the lawn
  • You don't mind mowing frequently
  • You want the most heat-tolerant, drought-resistant option
  • You have a sports field, athletic facility, or high-traffic area

Choose Zoysia If...

  • Your yard has trees and partial shade
  • You want a lawn that feels soft and dense underfoot
  • You prefer less frequent mowing
  • You want a more "manicured" look
  • You're willing to be patient — Zoysia establishes more slowly

What About Cool-Season Grass?

If neither Bermuda nor Zoysia feels right — or you want a lawn that stays green through winter — consider our cool-season options: RTF Tall Fescue, HGT Bluegrass, or 365 Bluegrass. These stay green year-round but need more water in summer. Our Variety Finder can help you compare all 9 varieties side by side.

The Tennessee Climate Factor

Both grasses handle Tennessee summers without issue. The key difference shows up in three areas:

  1. Shade: Many Tennessee yards have mature hardwoods. If more than 40% of your lawn is shaded, Bermuda will thin out. Zoysia (especially Geo Zoysia) handles moderate shade well.
  2. Cold tolerance: Both go dormant in winter, but varieties like Latitude 36 Bermuda and Meyer Zoysia handle Tennessee's occasional hard freezes without winter kill.
  3. Maintenance time: If you're busy and want a lower-maintenance lawn, Zoysia's slower growth means less mowing. Bermuda in peak summer needs mowing twice a week.

Can You Mix Bermuda and Zoysia?

We don't recommend it. They grow at different rates, have different textures, and create an uneven, patchy look. Pick one and commit to it for your lawn.

Our Recommendation

For most Tennessee homeowners, Bermuda is the practical choice — it's tough, affordable, and handles our climate perfectly. If you have a shaded yard or want a premium, low-mow lawn, Zoysia is worth the extra investment. Either way, both grasses establish quickly when installed as sod (vs. seed) and give you a beautiful lawn within weeks.
