Geo Zoysiagrass
The shade champion of warm-season grasses. Thrives with just 3-4 hours of sun, builds almost no thatch, and handles salt, herbicides, and foot traffic with ease.
Why Geo Zoysia?
Geo Zoysiagrass is a fine-bladed hybrid developed in Beltsville, Maryland — a cross between Zoysia japonica and Zoysia tenuifolia that delivers the best shade tolerance of any warm-season grass on the market. It thrives with as little as 3-4 hours of direct sunlight per day, approaching St. Augustine's shade performance while offering finer texture, better wear tolerance, and lower maintenance. For Tennessee homeowners with mature trees and shaded yards, Geo means a dense, attractive lawn where bermuda would thin out and most other zoysias would struggle. Its slow vertical growth means less mowing, its minimal thatch means less dethatching, and its outstanding salt and herbicide tolerance make it one of the most practical warm-season grasses available.
Best-in-Class Shade Tolerance
Thrives with just 3-4 hours of direct sunlight — the most shade-tolerant warm-season grass available. Approaches St. Augustine performance in moderate shade.
Minimal Thatch Buildup
Unlike many zoysias that accumulate heavy thatch, Geo produces almost none. Less dethatching, easier maintenance, and better water infiltration.
Outstanding Wear Tolerance
Tough runners, rhizomes, and deep roots handle foot traffic, pets, and recreational use. Maintains its lush appearance even under stress.
Less Mowing Required
Slow vertical growth means mowing every 5-7 days in summer and every 10-14 days in cooler weather — far less than bermuda or faster-growing zoysias.

Geo Zoysia vs Innovation
Choose Geo Zoysia if...
You have heavy shade (3-4 hours of sun is enough), coastal conditions where salt tolerance matters, or want minimal thatch buildup and less dethatching maintenance.
Choose Innovation if...
You need maximum cold hardiness for the northern transition zone. Innovation's 99% winter survival in Zone 6a is significantly better than Geo's moderate cold tolerance.
Geo Zoysia vs Meyer Z-52
Choose Geo Zoysia if...
You have shade, want minimal thatch, need salt or herbicide tolerance, or prefer less frequent mowing. Geo surpasses Meyer in all these areas.
Choose Meyer Z-52 if...
You need proven cold hardiness in USDA Zones 6-7 and want a 70+ year track record of reliable performance at a lower price point.
Maintenance Guide
Mowing
Maintain at 1-2 inches for residential lawns; can be lowered to 0.5 inches with reel mowing. Mow every 5-7 days during active growing season, every 10-14 days in cooler weather. In shaded areas, raise height to 2-2.5 inches to promote photosynthesis. Standard rotary mower works fine — no reel mower required.
Watering
About 1 inch per week from rainfall and irrigation combined. Water deeply and infrequently for deep root development. Early morning watering minimizes disease risk. Shaded areas and clay soils need less water. Established Geo has excellent drought tolerance — avoid overwatering.
Fertilizing
2-3 lbs of nitrogen per 1,000 sq ft per year using slow-release fertilizer. First application 3 weeks after spring green-up. Avoid high-nitrogen fertilizers that increase thatch and disease. In shaded areas, reduce nitrogen rates to prevent weak, leggy growth. Soil test recommended.
Seasonal Care
Greens up in spring; peak growth May through September. Goes dormant after first hard frost. Apply pre-emergent herbicide in spring before crabgrass germination — Geo's high herbicide tolerance allows broader product selection. Monitor for large patch in spring and fall. Core aerate annually in late spring or early summer.
Geo Zoysia FAQ
Is Geo Zoysia good for shaded yards in Tennessee?
Geo is the best warm-season grass option for shaded Tennessee yards. It thrives with as little as 3-4 hours of direct sunlight, outperforming every bermuda and most other zoysias in shade. If your property has mature trees, Geo is likely your best choice for a dense, attractive warm-season lawn.
How does Geo compare to St. Augustine for shade?
Geo approaches St. Augustine's shade tolerance while offering finer texture, better wear tolerance, and lower maintenance. St. Augustine handles slightly less light (2-3 hours), but Geo outperforms it in traffic tolerance, density, and winter appearance. Geo is a strong St. Augustine alternative for moderately shaded sites.
Does Geo Zoysia build up thatch?
No — minimal thatch buildup is one of Geo's biggest advantages. Unlike Meyer and many other zoysias that require dethatching every 3-5 years, Geo produces almost no thatch. This means easier maintenance, better water infiltration, and you can use a standard rotary mower without scalping issues.
Can Geo handle cold Tennessee winters?
Geo performs well into the transition zone (USDA Zone 7+), which covers most of Tennessee. However, it's not as cold-hardy as Meyer or Innovation. For properties in the coldest parts of the state or where winter survival is your top concern, Innovation Zoysia offers the same shade advantages with better cold hardiness.
