Zoysia Maintenance Quick Guide

Zoysia is one of the lowest-maintenance warm-season grasses. Here are the basics to keep it thriving.

Watering

Zoysia needs about 1 inch of water per week during the growing season. Its deep root system makes it very drought-tolerant once established. Water deeply and infrequently.

Mowing

Mow at 1-2.5 inches depending on variety. Zoysia grows slower than Bermuda, so weekly mowing is usually sufficient. Use a sharp blade to avoid tearing the tough leaves.

Fertilizing

Apply 2-3 pounds of nitrogen per 1,000 sq ft per year. Fertilize in May, June, and August. Zoysia needs less fertilizer than Bermuda to maintain good color.

Spring Green-Up

Zoysia greens up later than Bermuda, usually in late April or early May. Be patient and avoid heavy fertilization to force early green-up.

Weed Control

Apply pre-emergent in early March. Zoysia’s dense growth is the best natural weed barrier of any warm-season grass, reducing the need for herbicides.

Thatch Management

Zoysia can build up thatch over time. Core aerate annually in late spring and dethatch every 2-3 years if thatch exceeds half an inch.

Zoysia Sod FAQ

Common questions about growing Zoysia grass in Tennessee.

When is the best time to install Zoysia sod in Tennessee?
The ideal time to install Zoysia sod in Tennessee is from late April through early September. Zoysia establishes best during warm weather when soil temperatures are above 70 degrees F. Avoid late fall installations as Zoysia needs time to root before winter dormancy.
Can Zoysia grass grow in shade?
Yes, Zoysia is the most shade-tolerant warm-season grass. Geo Zoysia performs especially well with 4-5 hours of direct sunlight. However, no warm-season grass will thrive in full shade. For heavy shade areas, Tall Fescue may be a better option.
How long does Zoysia take to fully establish?
Zoysia sod typically takes 2-3 weeks to root into the soil and 1-2 full growing seasons to fully establish and reach peak density. While it is slower to establish than Bermuda, the result is an extremely dense, low-maintenance lawn that crowds out weeds naturally.
Does Zoysia grass go dormant in Tennessee?
Yes, Zoysia goes dormant and turns tan or straw-colored after the first hard frost, usually in late October or November. It greens up a bit later than Bermuda, typically in late April or May. The dense growth habit means it still looks neat and uniform even during dormancy.
