Stop Erosion From Ruining Your Property

Erosion damage on a hillside property

Erosion doesn't fix itself. Every rainstorm washes away a little more soil, widens the gully a little further, and moves the problem closer to your foundation, driveway, or property line. What starts as a minor washout can become a major — and expensive — repair. Here's how to recognize the signs and what you can do to stop it.

The Real Cost of Doing Nothing

On a small scale, erosion is unsightly, unsafe, and will reduce the value of your property. Bare soil, exposed roots, and gullies make any yard look neglected — and they're a liability if someone trips or a retaining wall gives way.

On a larger scale, erosion causes serious environmental problems. Sediment washing off your property can clog drainage systems, pollute waterways, and affect neighboring properties. In Tennessee, property owners can face enforcement action from TDEC (Tennessee Department of Environment and Conservation) if uncontrolled erosion creates downstream impacts. Government officials or downstream neighbors can and do bring complaints against property owners who let erosion go unchecked.

The bottom line: if not corrected, erosion expands. A small washout becomes a major gully. The cost of repair increases proportionally — and so does the risk to your property value and to anything downhill.

Why Turfgrass Sod Stops Erosion Immediately

Scientists have documented turfgrass sod as one of the most effective erosion control materials available. Unlike seed or mulch, sod provides instant, complete ground cover the day it's installed.

Turfgrass sod works because of its high density of grass blades, thick root mass, and total weight. It stops erosion immediately — even on severe slopes where it may need to be pegged temporarily to keep it in place while roots establish. Within a few weeks, the root system knits into the soil and creates a permanent, living erosion barrier.

Sod is the go-to solution when:

  • You need immediate stabilization — no waiting weeks for seed to germinate
  • The area is near a structure, driveway, or waterway where further erosion could cause real damage
  • You're on a steep slope where seed would wash away before establishing
  • You need to meet a compliance deadline for a construction permit or TDEC requirement

Other Erosion Control Methods We Use

Sod isn't the only tool in the toolbox. Depending on your site, we may recommend one of these approaches — or a combination:

Hydroseeding

A slurry of seed, mulch, fertilizer, and tackifier sprayed onto bare soil. The tackifier bonds the mulch to the surface, preventing seed and soil loss from rainfall. Hydroseeding is cost-effective for large disturbed areas, rights-of-way, and moderate slopes where you have time for germination. Learn more about our hydroseeding service.

Erosion Control Matting

Biodegradable or synthetic blankets that stabilize soil on slopes and disturbed areas. Erosion mats protect seeds and soil while vegetation establishes, then break down naturally. We use matting on channels, steep slopes, and areas that need stabilization while permanent cover grows in. See our full erosion control services.

Field Drainage

Sometimes the real problem isn't the surface — it's where the water goes. Poor drainage concentrates runoff and accelerates erosion in specific areas. Proper grading and drainage systems redirect water before it can do damage, solving the root cause rather than just treating the symptom. Learn about our field drainage solutions.

What to Do Right Now

If you're seeing any of these signs on your property, don't wait for the next big rain:

  • Bare soil or exposed roots on slopes
  • Gullies or channels forming where water runs
  • Soil collecting at the bottom of hills or against fences
  • Mulch washing away repeatedly
  • Foundation or driveway edges being undermined

At Tri-Turf Sod Farms, we've been solving erosion problems across Tennessee and Kentucky for over 35 years. We grow our own sod on 1,200+ acres, so we can respond fast with quality product. We also provide hydroseeding, erosion matting, and field drainage — and we'll recommend the right solution for your specific situation, not just the most expensive one.
